Townhome with Storage Shed

Hi BP Community - I'm getting ready to place a tenant in a townhome I purchased last year.  The unit has a storage shed that faces the parking structure (The door to enter the shed is on the outside where the car would be parked).  I read in Brandon Turner's book on Managing Rental Properties that one way you could earn extra income on your property is by charging the tenant extra fees for things like storage.  Has anyone done this?  Another option is to include it as part of the lease and living on the property.  Or would it be possible to have it for property management use?  I'm going to have a lot of extra materials from the renovation that I don't have a place to store elsewhere.  Is there anything that would prohibit landlord/property management use?  Thank you so much!
