Shared Laundry in Duplex

Hi Everyone! We're about to close tomorrow on a duplex and I just wanted to run the laundry situation by you guys to see if you had any suggestions. We're planning on doing owner occupied and living in the upper unit. The lower unit is currently rented out and we're inheriting the tenant in there now. Their lease goes through June 2021. The tenant currently pays $30/month to have access to the washer/dryer hookups and provided their own washer and dryer. The washer/dryer also seem to be connected to their unit's electric. I'm just wondering what the best way for us to be able to have access to a washer/dryer in our own house would be. Should we offer to remove the $30/month that the tenant is currently paying and ask if we can use their washer/dryer? Or have a new hookup created under our electric so we can have our own washer/dryer in the basement? I'm trying to think of it in terms of the best solution with us living there and also in terms of if we ever move out and opt to rent out both units. Any input would be appreciated :)
