How to get repair estimates on out of state rentals

Question

Hello Fellow investors. I live in California and I need help on how to coordinate with contractors to get repair estimates on an income property that i own in Adamsville, Alabama. Adamsville is a suburb of the Birmingham area. Any guidance will be appreciated! Thank you!

I use Thumbtack.com to find repairmen for my rentals. Sometime I use Homeadvisors.com.

If you're using a property manager, they should be handling that for you. Otherwise, it's just a matter of getting on the phone and being diligent with your follow up. Access can be an issue, if you don't have a cooperative tenant. I've only rarely self managed out of state properties. The times I have, it's been because I had tenants that I trusted to work with contractors in these situations. I have one home that I just put them right in touch with my tenant, and then they call me for payment.

I appreciate that! No, i don't have a property manager. The tenant is a family member, so accessablity won't be an issue and i do trust them. Thanks again!

For now, I need to replace all of the windows and i belive the furnace. But overall, the house needs a total upgrade. Can only afford to do a bit at a time.
