Too funny @Joe Villeneuve Remember that appreciation is the icing on the cake. The cash flow is the cake. Make sure the house has positive cash flow and the appreciation will be there eventually but don't try to make that the reason to buy. That is speculation not investing.

Property values go up and down...mostly up.  The questions aren't "if" but "how much"...and "over what period of time".

The best tool you can use is a crystal ball...although some favor a Ouija board.
