I felt like I had to post this because I couldn't believe that this was a real!! A friend posted this on her instagram and I investigated and responded to the person responsible. I also have here their response. What happens in this situation? Has anyone encountered this situation already?

I have a hard time believing this is real. It came from Reddit, a China-owned socialist cesspool of low thinkers. It's probably a circle-jerk of what they want to see happen.

If real, hire an attorney. Send every tenant notice that they are in violation of the lease and that late fees will be assessed and eviction proceedings will begin the first day allowed.

Evict all 32 for non-payment. Let each tenant know exactly what an eviction will do to their ability to rent another place.

If a judge won't evict, non-renew their lease when up if possible. If not, raise rent the maximum allowed by law every single year.

Send the balance due to a collections agency and have them report the balance owed to the credit reporting agencies.

File a RICO suit against all 32 asking for treble damages.

Texas has odd laws regarding collecting debts, but they do allow the seizing of certain personal property to be auctioned. Say goodbye to the TV.

Here's my to the point response, whether the story is fabricated or not.  These regulations and the like are temporary.  If you act like you are entitled to something and try to take advantage of a situation, you'll soon find out once the regulations expire that the shoe eventually ends up on the other foot.  I'm not advocating throwing people out during this situation, and think that regulation goes to the lowest common denominator.  My opinion in general is that regulation in general protects the scummiest of business people, landlords, etc.  I'm more of an advocate for letting people act how they would like to act and then being called out for it (if you are going to act like a scumbag, everyone should be able to see that is who you are).  Nothing better than someone's true colors being exposed and people being able to choose whether they want to do business with them or not.  This whole COVID-19 thing shows how important it is to have a good amount of cash reserves.

I had an opportunity recently to get to know a Russian woman who studied to be a lawyer in Russia. We talked about what the monetary system and political system was like from where she was from. I asked her if the people from where she was from wanted more freedoms. She said that they didn鈥檛. She said that the country was basically people who were in charge and people who had to follow the people in charge. She said that the people didn鈥檛 want freedoms, they just wanted to be the ones in charge. What a different way of seeing the world. The people mentioned in this post don鈥檛 realize it yet but they are pushing for more freedoms with less personal responsibility and they will end up eventually losing their freedoms to the ones they put in charge.

With regards to our personal rentals, we are fortunate that the majority of my single family properties are on lease options where the tenants have paid 4-6k to purchase an option to buy the house for a certain price. If they don鈥檛 follow the lease agreement or violate the terms of the lease (such as not paying rent) the option agreement becomes void. So far we have only had 2 out of around 60 of our lease option tenants reach out to us and let us know that they are experiencing some situations with work and they asked us if they could pay a little late in April. The overwhelming majority of our tenants are not entitled like the ones described in this post.

The amount of people I know that are uneducated when it comes to true freedom is depressing. More government equals less freedom but people truly believe in free lunch. It's sad but I believe more stories like yours being shared will help elevate us all.

As a cherry on top, you can file a cancellation of debt form with the IRS so the tenants pay taxes on any unpaid rents and fees. Just saying...

Be careful with that.  Almost every landlord uses the cash method of accounting , so that does not qualify to issue a cancellation of debt

Unless you get a judgment, then just write it off (because you know you'll never collect).

But as soon as they make any money they want nothing to do with each other... it is the same hypocritical cycle over and over again. The problem is people are struggling in a merit based society and global capitalism only makes it worse for them as the wealth got spread around.

Also, here are things I didn't do when I was poor and owned nothing
    1. Didn't have babies or feel entitled to have as many as possible
    2. Didn't waste money on drinking and smoking
    3. Didn't complain, just put my head down and adjusted to various situations

As Americans if we keep pandering to the lowest hanging fruit it will be a race to the bottom. Trash sells as we see with reality tv and the kardahsians, but it is not sustainable in any way and the mentality should be called it immediately.

As far as the situation you shouldn't have to pay mortgage for next 1...2... or 3 months and can take it up with your bank and govt.

Yes I believe the problem begins to go away when you realize that most of your problems are you.

    - My boss is holding me back.  - No, you are letting your boss hold you back.

    - My company doesn't appreciate me.  - Find one that does

    - My lack of education is holding me back.  - Get the educations or find a position you like that doesn't require it.

It sounds harsh but until you stop blaming the world for your lack of happiness and start holding yourself accountable for it, you may never succeed.  (this of course was plagiarised from about 100 self help books on the market lol)

@Danny T. If people want free chicken.... have them go live in the government projects and see what their lives would be like.

The white sheet in Atlanta is real. I saw it myself a few days ago. Scary
