Landlording - Systems and Insurance

I had recently asked a memeber what system do they use for keeping track of the accounting and maintenance part of being a landlord. So, I wanted to pose the same question to the rest of the Biggerpockets community. 

What programs do you use or have you heard of that have worked will with landlord with one or a small number of units to manage?

Also, does anyone have any suggestions for home insurance for rental properties?
