Nampa Idaho Rental Investments

Hey all!

So I read some other BP posts about making rental investments in Nampa, Idaho. I've been reading that it's growing fast, but prices are rising rather quickly and theres other areas for better cash flow. However, a friend of mine has family that has built homes out there and has helped him with maintenance, so it seems like a good opportunity to do some BRRR projects down there (not severe fixers, just light rehab). They'd be willing to help out with maintenance and construction at rates cheaper than contractors, so it seems like a good opportunity. Here's the details I've gathered and questions I have:

1. 15% down on a property 250-274k, rents run about 1600-1700, so net profit is about $400 (not including maintenance expense). $400 made every month would be saved for maintenance. 

2. I've been hearing people from SF are moving to Boise. Have you seen movement towards Nampa, Idaho as well? Again, I've heard it's growing fast. I heard Google will also be creating a facility near Nampa

3. I'm looking towards buy and hold rentals. and just refinancing the loan to fund more deals. Long term, do you feel Nampa, Idaho makes sense? My friend bought property in Nampa approximately 10 years ago and its increased in equity approximately 10k per year (granted he purchased during the housing market low)

4. How hard of a hit do you project housing in Nampa Idaho will take when the housing market downturns? 20%? 30%? 40%? 

I'd love to hear everyone's opinions, especially locals out in Nampa. Let me know your thoughts, thanks in advance!
