Refinancing in ontario

I'm looking to get into rental property investing later this year when I have enough capital.

My question is, what is your experience with refinancing your rental properties in Ontario?

How soon after renovating/renting could you refinance?

What were some issues you faced?

What would you tell your old self that never refinanced a rental property before?
