Kicking people out after Lease is up

My investor buddy has a tenant that’s lease is up and they’re ghosting him. What rights does he have to remove them the day after the lease is up? Does he have to file anything? Any time period he has to wait? Thanks

    Your buddy needs to know the state and local laws on this. If he doesn't, he needs to hire a lawyer so he doesn't mess everything up and end up owing his tenants a lot of money for violating their rights.
