Use of Biggerpockets forms and contracts

Are there any restrictions on using the contracts that are posted in the forms section of the website? 

Is anyone using them as written or are they a good starting point to create your own rental contracts? 

Is it best to go with a contract from a local realtor or hire an attorney to create one? 

This will be our first house we have rented.
