Lease Termination Letter

My dad has a tenant who signed a lease in the beginning of May. After the lease was signed & security deposit & first month’s rent was in hand, she mentioned her son had a service dog (the apartment complex does not allow animals). My dad let her know it was fine and that he would just need the paperwork. She said she had to look for it and it may have been lost so she would have to get new papers.

Fast forward to a month later and he still hasn’t received paperwork from her about the dog after requesting it multiple times and she also hasn’t paid rent for the month of June. No one is able to get ahold of her and she won’t answer the door.

He is wanting to terminate her lease - legally how many days does he need to give her to move out on her own before starting the eviction process?

The easiest thing to do here is serve the appropriate notice for the non-payment of rent. I believe in your state (Florida), it’s a 3-day notice. If rent isn’t paid within the allotted time, then the eviction process can be started.
