Duplex in Grand Rapids MI

Just got a great deal on a duplex located in downtown Grand Rapids mi! This will be my first duplex and I have some questions regarding the tenants. I believe both the families are paying below market rent. And was planning on getting college kids in there and raise the rent. Who can help? How do I get them out? And what’s the best way to raise rent?

What is the existing lease agreement they had with the previous owner? You have to honor whatever that lease says.
