Oakland single family home AirBNB short term rental

Dear Biggerpockets family, 

I currentlg come crossed a off market property from my realtor friend in Oakland CA which realtor said it’s good for Airbnb or short term rental since it has 5 bedrooms with two rooms in a separate building which were unpermitted.

By doing some research , I found out the city of Oakland does not even allow short term rental less Than 30 days, however I heard people said the city is collecting a lot of tax and it’s not enforcing the rules.   I do have the following questions hoping if anyone doing Airbnb in Oakland or someone knows about it can answer. 

 1) if the Ilegal space(the two rooms and a bath in a separate building)  being rent out on Airbnb would have any potential issues in Oakland ? 

2) I read a post in this forum that if renting over on Airbnb 30 days would create “ residency” which would need to follow Oakland “just cause “ and rent control rules? One website states 7 days continuously renting would create residency, do you guys know if it’s 7 days or 30 days? 

I don’t want the Airbnb guests stay in the unpermitted rooms and can’t get them out later.
