What were they trying to hang anyway...a boat?

Question

Its 2:00 a.m. and I am still filling in holes, hundreds of them. Why they needed to anchor things with huge screws and plastic screw holders anchored into the wall is beyond words.

Quick question, do you charge by the hour or by each screw removed, prep and paint?

we had a close call exactly like that when the tenant decided to hang another cabinet he bought. I guess he got distracted & when his wife started loading the one upper cabinets it fell to one side. He had only drilled in a single 3" corner screw. But it was all our fault for having weak walls???

As a landlord doing the work you are only legally allowed to charge for material. Courts assume your time is part of operating the business and your compensation therefor comes from your rental income.

It is always best to hire contractors to allow you to charge for the entire cost of repairs. You can charge anything you choose for your time but if challenged you will likely lose in court.

This is one reason why I like good old fashioned tongue and groove pine paneling in rentals. They can bang doorknobs against it, kick it, and punch it with their fists all they want with little damage. Dab a little wood filler in nail holes and you’re good to go.

I guess another question is..."What are your policies in regards to hardware used to hang items.?" What are the consequences?

I do have a policy, but it surely wasn't followed.

I have one guy that has his mounts all over the apartment. I can only imagine what those are hung up with. He even has a moose over his bed! Most mounts aren't even that heavy. I think they are just so worried about them falling that they hang them with the best anchors they can find.

I had this happen in our condo rental...thought the woman was hanging wall art with railroad spikes.  Now on every rental, I buy one of those little picture hanging kits at HD for ~$11 that has all the hardware they need and I haven’t had an issue since.

We let our property manager go in 2012. Now it's just my family as managers. Problem is, they are all leaving home or too busy to help.

I did try to hire two handymen, but they can't get to it until the 18th. I need to be done by Tuesday.

After reading posts on BP I also assumed that you can not charge for landlord time, but it appears that at least in WI where we are you actually can!

Tough to see anyone go through a break up like that.

It is now 4:11 a.m. and I am still patching holes.

It may be more than $150. In about 30 minutes, it will be a 24 he workday.
