Tennant wants to add a bathroom
I am fairly new to being a landlord. I got the question today from a potential tenant, to whether I would put another bathroom in on one of my properties. How should I go about this, they also said they would pay for it.

Nope. They have what they rented. A new bathroom requires permits, etc. and if they pay for it they will likely want to put in a cheap mess without permits or qualified workers, but ol' cousin Jeb doing the work. And you will feel obligated to let them stay in the house when they then don't pay rent as cousin Jeb gave you a good deal on the bathroom.
If you want another bathroom, add it after they leave.
