Tenant wants to install a washer/dryer themselves

Hi my new tenant asked if she could install her washer and dryer with her own $. As much as I want a happy paying tenant (she is so far a good tenant), my concern is the installation part. What if her contractor accidentally caused something else to go wrong? Then we get into this whole whose fault debate.

Any suggestions? Thank you

Never allow a tenant to be responsible for work performed on your property. Have your contractor do the instillation and bill her back for the cost. Make sure steal braded water lines are used on the washer.

If tenant is not paying for utilities do not allow the instulation.
