Rochester, NY rental market

Hi fellow BPians, does anyone have some useful information regarding investing buy and hold, finding a great broker, and nice areas  in Rochester, NY.  It appears like an affordable market. I would absolutely appreciate some help.

I have been investing in Rochester for 6 years.

I put quotes over warzone because while there are some tough streets in Rochester, NY- People need homes.  We invest in d areas but our houses are in good shape, and we screen hard for good tenants.  We have no violations, and we have c of os on all our properties.    I'll give you an example. We bought a house on Tremont st last week for 17k it has a c of o, and after we clean it up and put maybe 2-3k, we will get 900-1000. There is already a tenant in there paying 800 who wants to stay.  There are quite a few deals like that.  We self manage, and I work full time.
