Out of state owner needs help in Warren and Inkster MI

I always enjoy reading BP discussions. I'm comforted knowing I'm not alone when going through challenges. Right now I'm in one of those stages. Purchased two properties, 1 single, the other a duplex, this year with the promise of a good proforma from seller/property manager. I rec'd 4 rents and soon after, both have been vacant. I recently put them on the market but may have jumped the gun too soon. Not sure if I should look for another property manager instead and wait till next year to sell when weather is better, or continue with what I'm doing. Any feedback is greatly appreciated.
