Out of state owner needs help in Warren and Inkster MI

I always enjoy reading BP discussions. I'm comforted knowing I'm not alone when going through challenges. Right now I'm in one of those stages. Purchased two properties, 1 single, the other a duplex, this year with the promise of a good proforma from seller/property manager. I rec'd 4 rents and soon after, both have been vacant. I recently put them on the market but may have jumped the gun too soon. Not sure if I should look for another property manager instead and wait till next year to sell when weather is better, or continue with what I'm doing. Any feedback is greatly appreciated. Thanks BP investors!
