How to Calculate Property Value for Portfolio?
Good morning all!
So I'm trying to organize our family's portfolio now that we have a rental property and I am not sure which value to use. We purchased in 2010. The property had an appraisal in 2014 for a HELOC which valued the property at 42% increase from purchase price. Realtor wanted to list the property this year (we didn't sell) for 70% increase from the purchase price. The agent did get us this price based off of local comps and the upgrades we made. I want to put this property into our portfolio but not sure which value to use. Do I use the appraisal price or the agent's suggested price?
