Window springs broken in rental, what to do

The person who used to own the REO removed most of the window balances (springs) from four of the windows.

I was going to get the springs replaced but I found out the company (Mayfair) that manufactured the windows is shut down now. I've been told there's no universal type of springs and that there's no way to get replacement Mayfair springs anymore for the metal windows, and that I'll have to have all of these perfectly good windows replaced. :cry:

In two of the windows the springs were completely removed, so the window crashes down immediately once you let go of it. On the other two only one spring/balance was removed on each, so the window will stay open but slide down a tiny amount (slowly) and then stop sliding. My question is: would you just leave the two windows that are somewhat functional alone, and just replace the other two windows? Is this safe? Even though they are standard size windows, it's going to cost a sh*tload if I have to replace all four because of this issue, especially if I have to pay for installation.
