Rental lease agreement for roommates

Hello BP's,

I recently purchased a SFH in Puyallup, WA and I want to rent out the two lower rooms of my split level home. I'm not sure what lease agreement form to use. I'm looking for any help with a lease template or guidance. I'm just starting out and I'm not sure if I should go with a property management company.

I should note a jumped the gun and listed the rooms on craiglist and I am getting many requests.
