I NEED A FILLABLE (DOC) LEASE!

So every single sites such as EZLandlordForms.com, USLegalForms.com, or RocketLawyer.com, they don't offer FILLABLE BLANK copies of the lease for North Carolina. I am trying to make a lease so it is FILLABLE and editable so that I can ADD or delete things and use the lease forever. I received one from my realtor but it is in PDF so I cannot edit! I also don't wanna pay for a lease that I cannot edit using these legal sites. Anyone have any better recommendation where I can find a electronic lease?? or do I have to re-create one from scratch?!
