Landlord providing pest control. Lease language?

Question

I have a SFR property in good neighborhood. I would like to include pest control as part of the Lease. I have a pest control company that would charge me $500/year and provide preventative pest control with unlimited interior and exterior callback for pests. I have factored this into the rent price. I'm just wondering if there is anything I should put in the Lease besides "Landlord provides Pest Control"? Anything I should beware of for including pest control? Whats a good clause to put in the Lease for Landlord providing Pest Control?

The point of a lease for you as a landlord is not to obligate yourself to anything but to protect your best interests.

From a landlords perspective (NOT the tenant), a lease is solely in place to legally bind and obligate the tenant to pay you a specified amount that's due monthly, the length of time of the lease as well as the conditions and rules you set forth for the tenant to abide by. It should also contain various clauses to indemnify you as the landlord from potential liabilities.

If you are offering an extra service, that's great but don't make it a legally binding obligation for yourself by adding it to the lease.

It may help to get a summary/outline of what the pest control consists of and add it to the lease in some way so the tenant knows what's included (and what isn't).

$500 a year?? I pay $77 qtr for sane service...on 4 homes. Nothing in lease....I just do it. Why complicate things? I'm a simple man.... :-)
