Property management question

My tenants gave me a 2 month notice that they will be moving out at the end of May and I noticed that the advertised rents are higher in my neighborhood however I would like to do some renovations before the next tenants move in.  The tenants before were living there for 10 years and upstairs unit for 5 years so I want replace some old windows, rip out the carpets and resurface the hard wood floors, and paint.  Any advice on when should I advertise the house, now or after I do the renovations? Should I show the property now to secure the property for July 1st assuming it will take me a month to renovate? Or should I wait not to scare any prospective tenants since maybe they wouldn't sign and pay a down payment with the current conditions?

@Adi Zhuravel I like to show the properties in their best condition, some people don't have the vision and can't see past the renovation or what you say is going to be done. Start asap, as soon as you are halfway to three quarters, start  advertising
