I am evicting a tenant and I know of holes in the walls

Can I do the repairs and charge them a hourly rate

If so what would be an acceptable rate for the repairs.

They also ripped the shelves off the refrigerator and I can not purchase a replacement door - can not find one.  Can I replace the refrigerator with a similar aged one and charge them for it?

Better check your state laws. At least some states, you cannot charge for labor if the labor is you. Which is why it just makes better sense to let someone else do the labor and you sit in the recliner.
