Columbia, SC Property Manager for Mobile Homes?
All:
Looking at a group of trailers FSBO that seems like a solid deal. Owner is elderly and doesn't want to manage anymore. He's asking $290,000 for 4 separate parcels that includes 18 MHs/1 duplex/1 SFH. Total rent is $8,250/month. I also think he would carry back a second mortgage and I have a bank that would do a 75% first. PITI on 1st and 2nd should be about $3,000/month.
I realize the maintenance costs will be horrendous but I still think this a good buy.
However, I only own SFH and MF and don't want to manage this type of tenant. With that being said, does anyone know a good property manger for mobile homes in Columbia, South Carolina?
