New landlord here, lease agreement help?

I've owned a duplex for the last 4 yrs, however the same tenant has been living in half for the last 16, so he is simply month to month and that is fine with me. He is about the best tenant anyone could ever want.

My question comes from here. I am moving now to a single family residence and have found renters for the other half of the duplex (the half I'm living in now). Do you guys have a link to a particular rental agreement and some of the steps you go through when setting someone up to rent at the beginning? Any/all input would be GREATLY appreciated.
