HOW TO FIND A WINNING PROPERTY

Hello Team!

I've been lurking on this forum for a couple monhts now and can finally say I've made my first step to building wealth! 

I went ahead and purchased a short sale in Stafford VA and have already rented it out to a high income family. Super exciting stuff and the return is pretty nice (Roughly $350 bucks a month. Wish it was a little higher but for my first investment property I'm happy).

As we all know this game can be addicting and I'm already looking at purchasing my next property. My question is, how do I go about finding other strong rental neighborhoods close to me? I'm looking for houses that are located near good school districts and can cashflow similar to the house I just purchased. They also need to be no more then 60 miles from my current location (Arlington VA)

Is there any type of platform out there that can help with this or is it just based off of the research I put in? If research, what tools can I use other then craigslist and zillow? 

Also, if I were to choose to go further then my 60 mile radius, what should I do? I live in one of the most expensive areas and would be open to spreading out.
