I just received a phone call from OneRent after I post my rental ads. This property management company says they charge for 5% and rent is guaranteed due on the first of the month. I read review from yelp and it sounds not bad (from landlord point of view), but I never heard it before.
So I think about my dear BP friends, do you ever use it? And what is your thinking?
https://www.yelp.com/biz/onerent-property-manageme... (if yelp link doesn't work, just google OneRent property management in yelp. )
I know your question was from 2 years ago but I am putting this out here just in case another person would have use of it while considering OneRent.
Usually I don't even bother giving reviews and when I do it's one or two lines. In this case I just had to share what I have been through because I don't want Landlords to put their valuable properties in bad hands.
I feel bad for current and future tenants and landlords who are signing up with OneRent. All this company has is a talented Sales Department who can BS and promise you things they will eventually break in the future.
I am very forgiving and patient but OneRent managed to bring out the bad side of me. I lost several months of rents and was redirected to so many different people who had no idea of what they were talking about. They are extremely disorganized and frustrating to deal with.
Story #1
I was promised my unit would be rented within 14 days. After a whole month I put out my own ad in Craiglist, found a tenant. Drove from LA to the Bay Area showed the place and handed the tenant over to OneRent. I did all the work and I had to pay half of the first rent for it.
Story #2
I hired professional cleaners who cleaned out my unit and I handed everything over to OneRent. When the tenant moved out and the unit became vacant they told me it was cleaned and in perfect shape to put on the market again.
Just to be sure I went there and inspected the unit myself. Dust and spider web all over the place, kitchen and oven was disgusting, somebody did their business in the toilet and it was still marks. I am not a Pro but I don't think you are supposed to show a unit in that shape.
I called OneRent and asked to talk to a Manager. The person told me she is not allowed to hand over the phone to a Manager. When I asked for the name of the Manager she said she is not allowed to give me the name either but could take a note and hand my message to them.
Story #3
OneRent found a tenant for me who they called "OneRent Guaranteed Tenant". When I asked what this means I was told they will cover the rent even if the tenant wont pay since it's a "Guaranteed Tenant". For my second unit I waited 3 whole months until they found somebody who was "One Rent Guaranteed". I wanted to make sure I am safe which was stupidity from my side since I lost 3 moths of rent.
Two weeks ago the same "OneRent Guaranteed Tenant" just decided to leave and not pay rent, not even penalty. All OneRent (Jayson) did was call me and say, "He was broke and lost his job so we terminated the lease and let him go". I asked about the Guarantee and if I would still receive rent. He said the "Onerent Guarantee" was terminated as soon as the tenant couldn't pay.
I was speechless.
Story #4
Before I handed over my units to OneRent I used to manage the property myself. I am familiar with the cost of repairs and maintenance. Every time something happened I called my own guy to double check the price. I noticed every time OneRent was finding somebody the fix something cost were 30-60% higher.
Also since they don't have their own guys they hire people and that process can take several weeks which frustrated all my tenants. To speed up the process and keep the prices down I gave them the number to my contractor/handyman. They made him so upset he doesn't even want to work for me anymore. Thanks OneRent
Story #5
I asked for them to find a guy who could cleaned out the garden and remove some trash. The got back with a quote $210. I found that to be a very good deal since my guy said $400. I told OneRent to hire the person who came and did a very good job. After he was done I received an email from OneRent (Marjorie) saying she made a little mistake. She mentioned the price was actually $2100. Marjorie used to forget things I repeatedly told her. I had to do so many trips from LA to the Bay area just to fix her mistakes
Conclusion
I can go on and on with stories. I feel all the people that have written their bad experience about OneRent here. They probably feel as hurt and ripped off as me. When I signed up with OneRent they had decent Google and Yelp Reviews. I saw their rating go down and should have taken that as a red-flag. Today they have turned off and shut down their Google and Yelp reviews, wonder why?
I have an attorney who reviewed all my documents and mentioned we have enough evidence pictures/email conversation to take them to court and claim back all loses which I am considering if they don't take care of my case properly.
I was called by the sales and after I talked to them I became very suspicious. Like anyone else, they called me because I listed my property for rent. The conversation with the sales became questionable because the followings:
1. They claim they have over 30,000 units under management on the West Coast but never had an eviction. That is not to be believed.
2. They have no local knowledge and promise high rent.
3. They said they will pay the landlord every month regardless of the tenants has paid the rent or not. That does not make any sense.
4. They said they will check on the tenants for violations, I just can't believe they will do that with 10 years experiences on managing my own.
All in all, the old saying goes: when it is too good to be true, it is not.
Good news!! The board just finished the investigation, who want to join a lawsuit against onerent?
Hi Alejandra,
It has been a while since we last communicated, but I just wanted to follow up with you and Michael in regards to OneRent, Inc. The investigation is just about done and the findings will be forwarded to our Legal Section in Sacramento for further handling. During this investigation, we looked at your complaint and also conducted a more broad review of OneRent, Inc.’s property management records. When our Legal Section files what we call an “Accusation” outlining the findings, we will be able to share more specific information with you. In the event that it is necessary to hold an administrative hearing in this matter, I would like to confirm whether you and Michael are still willing to appear at the hearing to provide witness testimony.
If you and Michael are willing to testify at an administrative hearing, if necessary, I will need to confirm some contact information from you and Michael to include in the file for our Legal Section. This is standard information that we ask all hearing potential witnesses to provide.
DON'T USE THIS COMPANY!!! I would give negative stars if possible. Worst property management and leasing company ever!!! They rekey my property without telling me. So you will end up with not being able to open your own property. I was fooled by their cheaper price too, but totally not worth it!!!
Reasons why I hate them, from most terrible to terrible:
1. Rekey my property without telling me. I found out when I saw the invoice a month later. Totally unacceptable, they invalidated owner's backup keys without letting you know!!!!!
2. Made your potential tenants wait for hours before can see the house. I only knew about this when I terminated the management with them. When I talked to my current tenants, they are angry about this company too. When this company did the showing to them, this company made them waited for hours and even cancelled a visit after they've waited for hours. They thanked me for stop using this company.
3. Terrible inspection. They will show minor things like cleaning needed or light bulbs but not for major things like AC not working when they do inspection. So it made my tenants frustrated that when they moved in something was still broken even if I fixed them all in advance according to their inspection report.
4. Totally mess when there's any issues and you want to call them. Every time they said will you call you back, don't trust them. They won't. You will end up talking about your issue from beginning again to a different person.
5. Keep on asking same questions to you. Eg, I told them around 20 days before about parking rules in my property and forwarded them the HOA rules, but they were still asking me for it 20 days after. I have evidence of the emails I sent, but they just don't read it, keep on calling me about that for 2-3 times later. Super annoying. It happened for other things as well, and if you complained, they will apologize but never correct it next time.
I ended up feel very frustrated and stressed after using them. In the end I felt like I paid the money to make both me and my tenants frustrated. Totally not worth any money. For any future landlords or tenants, STAY AWAY from this company! They won't make leasing process easier, just harder!!
I had absolutely terrible experience with this property management company for the last 1.5 months I had an agreement with them to rent my property.
It all started with a cold call from them after I posted our property for rent in San Martin. They told all nice stories until I signed up for the property management. Once I signed the paperwork, experience has been very different. To get the property onboarded it took a while. Every day different person calls saying he is taking over the property from previous person. In the end I dont know who is really dealing with my property for me to talk to.
Looking at the experiences from initial couple of weeks, I grew suspicious about the quality of the company I am dealing with, so I read about various reviews I found online about this company and I can confirm many of the bad reviews I read online.
After several weeks of scheduled and cancelled showings, last week they came up with a group applicant with low credit score ~600 saying they check out fine with their system and hence we should rent it to them. They didn't give much details about their low credit score. When we felt uncomfortable with this, and asked them to process a section 8 prospective tenant, they say they wont work with section 8 applicants because housing authority will pay the rent directly to the owner. Next day they immediately came up with one tenant, where they claim good credit score 765 and 656, but other information they mentioned about minors doesnt match system generated email. When I questioned them, they provide a separate screenshot of minor children of the prospective tenants, but screenshot does not show parents. Looking at all this we grew suspicious about this company operations and decided to cancel the agreement. When we did that, they sent an invoice for the leasing fee of $999 for a tenant they haven't placed in the property.
So end result is that we lost $999 with this property management company and a month and half without much traction to get our property rented. We would have done so much better if have never signed up with this company.
They operated from Phillipines. Avoid at all cost.
Absolutely RUN. This company is a scam (now doing business as Poplar Homes) doing the absolute bare minimum to keep collecting fees. Majority of the company is based in the Philippines and does not know the first thing about property management or the local markets they're operating in. Unfortunately, they purchased my PM and I wanted to give them a chance to iron out the kinks before running, but this is a dumpster fire. Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid. I've now learned that this is because so few respectable vendors will work with them after not being paid for jobs that the ones who will work with them are not necessarily the A squad.. After approving a bid, I would have to follow up for weeks or even months to see if anything had been done. Multiple times projects took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.) It's very clear they do not read or uphold lease agreements. You have to audit all of their accounting because inevitably late fees will change every statement, utilities are sometimes billed back (or not at all), and god speed if you have a delinquent tenant. Reporting is terrible and full of errors, so if there is an issue, you won't find out til it's too late. The tenant screening process seems non-existent, and they have no problem blatantly lying to you (my final straw before finding new management this month). This company has lost me thousands. I've never posted a rant like this, but I feel very passionately about telling anyone who will listen to stay away from Poplar Homes / OneRent.
Their DRE license has been suspended multiple times due to failed audits and co-mingled funds
