Paying for leaks - landlord or tenant
So my tenant had a plumbing emergency where toilet was overflowing. He called me late at night after he had already called roto-rooter. My plumber could not be available till next morning. The bill was quite high. My plumber could have done it much cheaper but tenant was unwilling to wait. Who pays in this case? Landlord or tenant. We have a standard rental agreement based on California realtors' association.

In my opinion they should have just turned off the water to the toilet and waited for you to fix it. I guess it depends on how disgruntled he/she is now. Time to get a Champion 4 MAX EL my friend.
Also, if it was their turd and 1/2 lb. of toilet paper that cause the toilet to overflow, that bill is theirs for sure.
