Current tenants vs vacant

I am 35 and is interested in all types rehabbing, wholesaling and flipping.  Question: would you buy a property with tenants already renting,or buy it empty and find your own?

@Jacquelyn Sarpong, most of the time I purchase my rentals vacant but I have purchased one with a tenant in place. I would be open to purchasing other rentals with the tenant in place as long as I was able to verify that the tenant was current on their rent, met my screening criteria, the rent was at market rates, and I was comfortable with the terms of the lease. If the rent or the lease needed to be adjusted I might still accept a tenant in place if the tenant were willing to sign a new lease with my terms.
