Turnkey Purchase

I am looking at purchasing several turn key rental properties in Columbus Ohio. However, I'm not exactly sure how the security deposit will be handled.  The current tenants paid security deposits to the current owners.  My question is if I purchase the properties, will the owner provide me with the security deposits that were paid by the tenants?  I'm sure i will probably need to have this in the contract but just trying to understand the process.
