To install central AC or not?

I have a duplex here in Clearwater (Oldsmar technically) I am finishing and already have two prospective tenants, neither of which have seen the house but still want it. The property had window units before I bought it (no longer in the house). I am wondering what others do, put central AC or go on the cheap side with window units? We are in FL so having window units with heat isn't a huge deal, but still would be nice to have. First quote was $10k for new everything including duct work (1450 sq ft house), hoping to be able to do for $6k. Likely looking at $2500-3000 for window units. My goal is to get rented and then sell it as an investment property, likely looking at a $120k with $1700 in rents. Wondering if window units are a big turn off for investors (as well as tenants) or if they won't care enough. What do others do in this situation? Nicer neighborhood, I probably have the worst house on a nice street with some $400k single family across the street.
