Hard time finding good renters

This is our first rental (it's actually our previous primary residence). Our phone is ringing of the hook, each weekend we have 4-6 good solid leads that turn into actual appointments. Most of the time everyone shows.  We have a process where we don't hand out applications until they show proof of income etc... As well as the 50 Non refund app fee for the background check.  So far I am just striking out.  Everyone tells us they love it, wants to set up a lease signing, then something comes up.  Last night the lady asked for the measurements of the bedrooms and then said "sorry" my son's furniture wont fit in the bedroom because it's a queen sized bed".  I'm flabbergasted.  I know the house is priced right, I get 10-20 inquiries a day plus 4 or 5 phone calls.  It doesn't feel like im doing anything wrong, it just feels like so many people are just flaky. I mean they even pay 50 the dollar app fee so I know they are serious after seeing the property.  

One couple had a disasterous background check, so I can't believe they even tried to apply. The other knew the finanical requirements ahead of time yet they insisted they wanted to apply, but they didnt make enough money.  The other stories are similar, they love it but when they get the call back to tell them they qualify they seem to get cold feet and re-nig on the app. 

Uhh Fristration.  

Today we have 4 showings so I am very hopeful we find the right renter today.
