Seattle Landlord Associations and first rental agreement?

Question

Hi, I recently got a place where I can rent out the other unit, and was looking for advice on getting a good lease agreement and getting started.

Is there an agreement that someone could recommend?

Also, I came across 2 landlord associations:

Are they worth joining and if so, which one should I join?

I can vouch for www.walandlord.com, the Washington Landlord Association. We love their screening service, you can call them for advice, the option to have them take care of things while you are on vacation is interesting, and they lobby hard for landlords. They are a bit old school, I go crazy at their conferences.

Honestly, I would join at least two anyway. We have. It's great to have the different perspectives, two sets of paperwork to look at, twice the amount of meetings and events to choose to attend, and the cost is not as prohibitive.

Highly recommend www.rhawa.org . They provide legal forms, a resource desk, events, and legislation updates which are super helpful to someone just starting out.

No personal experience with www.walandlord.com to offer an opinion.
