Inherited Tenants Part 2
Does anyone have a sample for an introducton letter to inherited tenants?
I don't want to miss important points, so if anyone has an example it would be appreciated.

I do it a little differently. As beachbum said, I have the seller send them a letter telling them the ownership is changing and introducing me as the PROPERTY MANAGER (not the owner). After the closing occurs, I have the seller set up an appointment with each tenant. The seller introduces me in-person to the tenant and I ask them to sign a new lease (my lease). Usually, they will just do it. If not, that's fine too. I explain to them in-person that the company I work for insists that the rent is paid on time. I have no leeway with this issue. I give them a magnetic business card to place on their refrigerator. That contains my cell phone number (my business number). I then explain that it is their reponsibility to contact me when they have the rent. I will not play games or chase them down to get the rent. If they don't pay, they will be immediately evicted (again company policy and I have no choice).
I also address any other issues that I see or know of (such as junk cars in the yard, debris in the yard, maintenance needed, etc.
