Tenant Unattended Passed Away
Hi,
Tenant from my rental property passed away unattended for more than two weeks when the body is found.
It is natural cause of death.
It is sad to see that happen meanwhile there are things that need to be taken care of.
I am going through the bio remediation process which seems to be very expensive > $30K. Can somebody have experience and share advice how the process work?
Here are some things I am trying to seek out the information.
- Does homeowner insurance cover the remediation process along with other damage(Door broken, fire department needed to break in)?
- Tenant responsible for the cost if homeowner insurance doesn't covered? or if covered how about deductible?
- Is it going to impact homeowner insurance moving forward if I use it?
- How is the overall process work?
- Bio Remediation company mentioned they will need to dispose flooring and sub flooring. And need to do BioSafe treatment the whole house due to infestation of bugs. Are these normal process?
- Any advice?

If the person died on the floor, then you may need to pull the carpet and pad in that room. If they did on their own furniture, you shouldn't have to do more than a deep clean. It's not uncommon for these companies to charge an arm and a leg because they expect insurance to pay for it.
I would contact multiple companies (if available), explain exactly what happened, and then hire someone with a reasonable response and a good reputation.
