Out of State Rental Property

How do people invest in properties out of state? If I had a property out of state - - how would I manage the day to day tenants when they need help with things that break, etc?

I agree with Joel. We self manage our out of state properties. We have single family and townhouses. We manage higher level properties to allow us to manage them ourselves. We use friends recommendations and google to find people when things break. The one thing I will say, is that our management relies on us trusting our tenants. Which we do, but we invest in houses that appeal to professionals. Our tenants end up being veterans or active duty.
