Crammed Basement is a Safety Hazard

Kevin Boucher
Posted

Hello All,

My insurance company notified me that there is a mess in the basement of one of my tenant occupied units which is a safety hazard and needs to be cleaned up or I will lose my insurance. They notified me in Late April and have given me until June 2nd to fix the situation. I notified the tenant that he needs to clean the basement by May 20th and he said he would. However, I have been trying to contact them over the last three days and he has gone silent on me. I'm nervous that nothing is being done to fix the situation and I don't want to lose my insurance. Any advice on next steps? Thank you.

Give him notice and tell him he has to clean it up or move.  Also tell him you will be there on the 20th for an inspection.  Just give him notice, he doesn't have to agree or be there.  Take photos of the basement when you go.
