Best HELOC for orimary residence

Hi all, have been trying to get a good HELOC but keep running into difficulties.

Situation: trying to get a HELOC from my primary residence. Appraisal $600k, mortgage balance 220k

Problem: bought another house 5 months ago and rented out, but the rent income is not in the tax report yet. TDbank initially said no problem they will count 75% of it as income. But after a month of back and forth with me providing all the documents the underwriter denied my application saying they need one year of rental income record.

I have since called many banks but have not found a good one yet, either because they offer a rate that s on the high side, or low Loan amount, or not take my rents as income.

Could you recommend a lender that you have used that could work for my situation?
