*REDUCED* Finger Lakes NY- Duplex

Here is a great opportunity in wine country of upstate New York!

I have a duplex (2/1 on each side).  Most of the hard work is done and is ready to be finished and rented.  This duplex will be extremely easy to rent, and Canandaigua is a great, safe, city.  The house is two blocks from main street, has a nice park across the road, and there is a bus stop right across the road as well.  

Here is a list list of stuff that has been done so far.

Side 1:

- raised the ceiling in the kitchen

- tore off a dilapidated back porch

- replaced the roof over kitchen

- updated the HVAC duct work

- new shower installed

- all new plumbing

- built a laundry room off of the kitchen

- new exterior doors

- foundation repaired

Side 2:

- completely gutted....everything!!! and then rebuilt

- all new framed joists, sub flooring, and walls

- all new plumbing (the entire system from where it enters the house)

- all new HVAC system (brand new high efficiency furnace and ductwork )

- new stairs

Here is what still needs to be done, and with quotes that I have this far

-  new electrical- $4500  (you may be able to use the old stuff, but since the walls are open I recommend that you replace it

- Drywall- $6500 for everything

- Siding- $3500 ( the siding on the house is fine, and I have tons of left over to use to repair any areas damaged from rehab, this quote is if you want to redo the siding...up to you)

- Cabinets-  I have plenty of higher end cabinets that I can through in if the deal is good

- Flooring- Depends on how you you want to finish it,  i have nice porcelain tile that I will throw in if the deal is good.

- Windows- There are some with broke glass that be repaired, but I highly recommend just replacing them, I believe there is 16 windows.  My contractor will install them for you at $100/window.

The remaining rehab is ~$17,000 depending on how you go in regards to quality of materials.  I am happy to send you the quotes,  and I work only a few minutes from the house and I would be happy to let any contractor in if you want to get more quotes.

Further,  I have a great property manager to recommend and I got the rent amount from numerous property managers.....all saying that it is a very easy rental to fill.

Lastly, I know I will be asked as to shy I am selling.  I have a few projects going right now, and would like to pass this on to someone.  I am putting a six unit multi-use building under contract this week and would like to pull my money from this deal to use for that.  If it doesn't sell I will definitely finish it and hold it.
