Great buy and hold or possible flip in an older and quiet Oakcliff neighborhood. We've already done 90% of the rehab, just needs new floor coverings and counters for this one to be wrapped up!

The neighborhood is ideal for long-term tenants. Very quiet and DOM are below average. Market rent is $1450 but a Section 8 tenant could get you $1600+

You'll have two options here:

Option 1: Take HML (or cash) for acquisition, put a Section 8 or standard tenant into the property, re-fi and cash flow for years. Or maybe owner finance it to a family collect! (My recommendation)

Option 2: Finish the rehab (under $9k needed) and simply list it and collect a nice profit

Sales Price: $124k

ARV: $155,474

Needs: Floor coverings, counters. (Foundations, roof, plumbing, HVAC, paint all updated and good to go!)
