I have a 5 unit apartment complex under contract in Gulfport MS. This was acquired from a motivated seller who wants to liquidate his property and retire. 3 units are already rented out and 2 units need $3,000 in repairs each. Based on market rents, the property will bring in 2500-2800 gross monthly. The property is in a C+ area.
What do you get for your 26k?
12 months of 50% of the cash-flow.
Then I will refinance and buy you out with 20% return on your money.
