Here's a tip on Title Insurance that can be confusing:
Owner's Title Policies protect YOU, the buyer/investor from previous liens and debts for as long as you/your heirs own the property.

Lender's Policies only protect the LENDERS interest and does not protect you.

It's a one-time fee that is less that 5% of the purchase price and protects you!
