Well kept 2/1 in Detroit - 15k

I've had this property for 2.5 years and the tenant has never once been late on her rent.  She is the original homeowner who lost it to taxes and takes very good care of it.  

My property manager just informed me that they will no longer be managing in Detroit, and I've had such trouble finding decent managers (I don't live in MI) that I've decided to try to sell rather than find a new manager. 

The rent hasn't been raised in two years, and can probably tolerate some increase.
