We just got a killer deal under contract in Waianae, Hawaii (on Oahu). It's a 200k spread, and we do not want to sell it to another investor. We have enough contacts there to get the job done ourself. However, we are stretched pretty thin on a handful of projects at the moment, and we'd rather partner with someone who has done some trust deed investing, or maybe even has some construction connections in Hawaii.
We can offer a healthy 8-10% return on this 3-4 month project, and we are looking for a trust deed investor to lend about $40,000. We can even offer you equity in the deal.
Here's the house below. Waianae has blown up recently and inventory is really hard to come by, and this one has strong comps over $550,000. We got it under contract for $344,000 total. This is not our first rodeo in Hawaii. We have rehabbed a handful of homes there, but not in Waianae.

@Isi Nau No, not yet. We are having our agent head out there this week. I do see some foundation issues on the interior, but the exterior doesn't look too bad. I'd have to see what the contractor says. Do you know someone who specializes in these types of issues?
Unfortunately I don't have any connections for foundation work. It looked like it had shifted towards the back, with angled window frames and a 6 inch lift in the middle of the dining room/kitchen. There appears to be additional slipping in the front of the home, in the front bedroom, but someone has re-taped the drywall and painted, so it is covered to a certain extent. All the best!
