**HOA fees are $258/month and include designated parking spot, basic cable and outside maintenance (including pool). Dock slips are for sale separately but only condo owners can own one, so no outside boaters.
I have this under contract for $130k; there is another one for sale asking $165k with a boat slip. Same layout. I haven't been in it to see about the updates/renovations.
I think conventional financing would work here, it is just not an FHA/VA approved condo.
