4-plex needed on Milwaukee Southside

I am a Realtor working with a buyer who has been looking for a multi-family on the Milwaukee southside. He would go down into South Milwaukee and out to West Allis. His ideal price for a 4-plex is $120k, but he would go higher. He would also do a couple of duplexes within the same budget. He doesn't want a total fixer, but he can do some work. I've been representing him as an agent so I'll get just 2.4% of the deal.
