I have an off-market opportunity for a 3-family property in Roxbury. We'll need a signed buyer's broker agreement to reveal the address. 

Seller states the following:

3 units, all updated. Separate utilities. Gas heat.

Rents are $2800, $3000, $3000. All rented - $8800 total / month (Rents are 1.1% of selling price)

Asking price - and I believe he's pretty firm - is $800,000.

    UPDATE - The seller will be away until May 1.  I won't have a seller's broker agreement until then, so I can't 

    I can tell you that it's roughly near White Stadium and that when I asked what it needs, he responded that it needs new tenants.  

    He said that's because he thinks with the right tenants, he can squeeze another $200-ish per unit in rent.  He says he doesn't think he can push the current tenants as far as he can.

    Sorry to say that this seller was a flake.  He eventually dumped it himself and ended up leaving about $30,000 on the table because he didn't want to pay a commission.  And yes, that was $30,000 after commission.
