I am helping a landlord sell her two homes on one lot. The homes are not attached. Each one has a one car garage. One home has 2br 1b the other one is 3br 1ba. The tenant in the 2br is paying 800 per month. The tenant in the 3br is paying $950.0 per month. The average rents for a 3br are $1100.0 per month. Long time tenants. I would say that if the tenants move out the units will need carpet and paint. The bathroom in the 3br will need work also. The front concrete step in the 3br needs to be replaced as it is cracked bad. Homes in the area are going for 150k to 175k so your getting 2 homes for 200k. There are not any comps in the last year for 2 homes on one lot so who knows what it will appraise for.

    Hi Gordon,

Once you find a buyer, let them know I'd be happy to offer them my services to manage it for them of they are in need of a property manager. I am familiar with the area since I own a rental there in the neighborhood.

    Thanks,

    Penny Clark

    Hi Gordon,

What is the age of the property? Is the plumbing questionable and the issues in the bathroom extensive? The other issues seem manageable.

The public records do not say the age of the homes. I would guess the 1950's based on the stylyes and neighborhood. I don't know if anything is wrong with plumbing. the water flows. Sometime down the road someone will probably have to put a new surround or tile around the bathtub and new glass door.
